New tile can change how a room looks. A successful plan also accounts for the water supply, drains, and condition of the surfaces beneath it. For a Machias bathroom project, a short record of what is there now helps separate a fixture update from work that may need a broader assessment.

A useful property checklist

• Existing bathroom or new bathroom? Say whether the room is already in use or you want to create a bathroom in another part of the home.

For an occupied home, identify the other bathroom that can be used, or say this is the only one. Note stairs, a tight doorway, and a practical place for materials. Ask for the expected periods without a toilet or shower to be discussed as part of the written work plan. A desired start date alone does not capture those household needs.

The town's licenses and permits page provides building and sewer application resources. Check which applies to your proposed work with the town before construction. Machias, East Machias, and Machiasport are separate municipalities; use the office for the property itself.

For a waterfront or low-lying property, the Machias Code Enforcement page also directs owners to flood-map information. A street or town name cannot establish a parcel's flood status. Ask about the property and the proposed work rather than assuming every bathroom remodel has the same requirements.
